Buying a Morlich home is much easier than you may imagine, our dedicated sales team are on hand for you at every step of the process.

Choosing the right home and location for you.

Once you’ve found your preferred home and plot, contact our sales team who will be able to guide you through the next few steps. Our sales team will also be happy to discuss any aspect of the individual development, home and buying process before you make the final decision to proceed.

In a position to reserve?

Before you reserve a plot you must be in a position to conclude missives. Missives are legally binding contracts between the purchaser and seller to purchase a property. Before reserving we recommend speaking to your solicitor to find out what they require of you to allow you to complete missives.

Reserve your plot.

Secure the home of your choice by paying a £2,000 Reservation fee. Once your Reservation Fee is paid, a member of our Sales Team will then go over all the necessary information with you and confirm you are happy to proceed.

Reservation period.

Once your reservation fee is paid and you have signed the reservation paperwork we will reserve your plot for you for a period of 30 days. Our solicitor will then forward an “offer to sell” who will complete the required paperwork between both parties.

Concluding missives.

Once the missives for your new home have been concluded we will commence with the build of your new home, your sales advisor will keep you updated with progress and arrange an initial client choice meeting so that you can start the exciting process of choosing the specification for your new home.

Client choices.

You will then be invited to pick your Kitchen and Bathroom finishes together with any other individual choices and amendments you may wish to make to fully personalise your new home. We offer all our clients a truly bespoke service ranging from paint choices, and unlimited tiling options to electrical layouts and a choice of internal finishes.

You should be aware that all options – whether included in the house price or quoted separately are subject to the stage of the construction when requested or specified. Once your client plans have been signed off we will be unable to accommodate any further option requests.

Handover day.

Approximately 2 weeks before your entry date our solicitors will forward a final account to your solicitor for the total amount due including any optional client extras.

Once the legal property transaction has been completed with the solicitors our sales team will arrange a handover meeting to walk you through the home taking time to ensure that everything is built as per your specification, do a client handover with utilities etc and hand over your keys to your new home.
